If you are like many other South Florida homeowners who have been considering redoing your garage floors or doing a complete garage make over with custom cabinets and all those fancy gadgets.  The first step is to address your floor first, consider the following before running down to your local hardware store to pick up some garage floor paint; you may realize that this is not the weekend project for you! Not all paints are created equal! You just can't use any paint on your floors. Standard paints will lift, crack, peel and easily stain. The typical and most common are the two part epoxy paints that are sold at your hardware store. It involves combining and mixing Part A into Part B and rolling it on to your garage floor, which is what most homeowners do.  So why does your garage floor look so good at first?  You show it off to all of your neighbors on the block, only to have it discolor, crack or peel in a short period of time.  What a lot of “do it yourselfers” don't realize is that epoxies are sensitive to the humidity in the air  In general, anything over 55% humidity will weaken the adhesion and curing process causing your floor to weaken over time.

Traditional Epoxy Floor Coatings

A typical South Florida day can yield anywhere from 65-85% humidity. Keep your receipt and call the paint manufacture if this happens to you, generally they will replace your product if you tell them that you live in Florida and a little complaining never hurts! You may want to consider purchasing a handheld humidity reader to check the relative humidity in the air prior to and during your attempt to repair your garage floor. So you might ask, what is alternative to epoxy paint that works year round in Florida?

Pure Polyurea is the most reliable and dependable to achieve the look and longevity of your garage floor for years to come. The chemical make up and compounds of pure polyurea, provide a UV stable (will not fade) floor that should not lift or peel like your standard epoxies paint if applied correctly. The correct procedure to aid your floor and stand the test of time is in preparation; your new floor is only as strong as what it is adhering to.

If you have old paint, oil or grease stains on your floor, those must come up by grinding and sanding them down to raw concrete and patch the cracks; otherwise your floor will lift. If you decide to go the easy route and skip this step, you may find your self stamping your feet on your floor and keeping your garage door closed in disgust as your garage floor is lifting up from the old stuff loosening up due to skipping this process.  So spend some time to think if you want to waste your weekend hauling out your lawn mower, yard tools, bikes and boxes of your high school treasures to tackle your garage floor, you may want to consider hiring a professional and enjoy your weekend while someone else breaks their backs instead. We offer cabinet and storage solutions as well.
